    Be careful what you wish for.  TUSD would definitely limit the appreciation.  Try benchmarking properties from NWP and NP, you would see the difference quickly. Ppl don't want to pay for the Irvine Premium when zoned to TUSD.

    Why would any FCB cash out Irvine (where their investment is safe) when the economy tanks in China?  The very definition of FCB is the homes are purchased w/ cash, therefore, more immune to market ups and downs or employment status.  If China tanks, more $$ would stay in the US, right?

    For LA and HC residents, they would be going against traffic during office hours.  Homeowners expect the house prices to increase due to high wage jobs added from the new buildings and the ultra short commute.

    Visited Altair today, toured Alara.  They did Altair right by not mixing small homes into the community, so, all neighbors would be in similar price range.  (unlike other TIC developments, making all sizes available in the same community, and max out potential buyer pool) Very nice designs...

    Personal experience of mine tells me:  the net profit would be VERY different. What's priced lower today, would appreciate less down the road.  I benchmarked 2 homes, in TR and NK, both w/priced similarly.  TR home appreciated MUCH more in the same time period.
