If they're feeling confident in raising prices this much, it must mean folks are buying. Or, as you said, getting the last few suckers in before a whole bunch of new inventory comes online in the next several months.

$875,000 to $888,000 to those who can afford this level of house probably doesn't mean a whole lot, but with the usual upgrades that would easily put the first two plans in the mid $900k levels, there's got to be some kind of psychological barrier that would moderate demand. I don't know anything about this market; perhaps that barrier is $1M. I guess we'll see in the next phase, and how long it takes for TIC to sell those.

I was on the cusp of comfortably affording this, but I'm figuring by the time I get the call in a few months, this will be too much. It's not helping that rates are increasing. Too bad, because these were decent (though not perfect) plans.

They should aim at these prices for the final phases

I actually like the house in Magnolia.  I will definitely buy if the price is lower.  With the HOA and 1.5x property tax.... :(

I went to see the model home in magnolia couple times.  The sales lady told me the lot size is around 3400-3800.  However, the model home lot size looks very small.  Does anyone know the lot size of the model home at magnolia?

I wonder if they count the driveway/California court as part of total lot size.

8 is a lucky number for the Chinese. If you are Chinese, you should pay anything with an 8 in the price!

I doubt it.
I don't even think you're allowed to park in front of your garage.
If you live in Plan 3, which are the inside California court homes, I don't think you can get out, unless you back up to your neighbor's "driveway".

Crazy price. What percentage of new homes were actually bought by foreign cash buyers? Do you guys have any number?
