Question for people buying here.. where do the garbage cans go?  Seems too cramped for any side yard action and didn't see any side gates in the models.  Don't tell me you have to store it in the garage... $1 million and I got to deal with the garbage can in the garage?

Hmm, that is a good point.  At least Mulberry has a street to drag the garbage cans to.  Wonder where all the garbage cans for motorcourt homes go??
 
When I lived in a motorcourt, the garbage cans were stored in the garage.  Then dragged onto the street on trash days, not much different then a traditional single family.  If the motorcourt is 3 deep, it can be inconvenient to haul it a much longer distance.  Storing them was more of an issue, especially during our diaper days.  I hated walking into a stinky garage. 

When I toured Mulberry, and it's "wide and spacious" yard (I think my old motorcourt had more yard space), I ponder the garbage can dilemma immediately..  $1 million home 4-5 bedrooms... Will need the XL trash cans for sure... Side yard is nonexistent and didn't see a gate.  So where to store?  California room?  Or the sacred Dog Wash/Tween/Exercise room?
 
The model homes did a good job of hiding these side gates.  Here's Mulberry's side gate.
Mulberry actually have a  full 5 ft wide side yard and adequate space behind the side gate for the garbage cans.

Notice the low profile a/c unit.  They probably are pretty common for newer Irvine homes since back yard are so small.

 
The problem is that there is no side door to the garage... so you have to go all the way around the CaGarage to get to the cans.
 
wow, i've never seen a low-profile AC unit like that.  but really needed there, as a full-sized one would take up the most of the width of your "yard".

must be very expensive when the time comes to replace it.
 
Funny, I dragged my family to a model home (Willow Bend) as well before our Father's Day lunch..

That was a nice presentation walking from the Mulberry sales trailer to the plan 1 model no?  So that's what a deeper front yard will do for a house....As for the interiors..yes the extra foot of ceiling air space is nice.... they should just CA room the entire yard.. it's too small besides a skinny dining table.. if I were to buy.. I'd go for the conservatory plus CA room added and push it to the neighbor's wall...

I felt insulted they displayed such a measly yard... Gonna ask sales if they make special swimming pools and jumpers for Mulberry.
 
I think there is a problem when the upstairs feels bigger than the downstairs.

There was some guy measuring the furniture in the Plan 1 and he didn't even need a 2nd person to hold the end of the tape measure. :)

Seemed pretty nice from outside w/ wide stance, compared to all those skinny homes TIC has been building.
But for Plan 3 w/ over 2500 sq ft, why is the kitchen so small?  And no full bath downstair?
With that sq footage, it should have much bigger kitchen w/ bigger island.
You're paying over a million, and what you get is a tiny kitchen?
Granted extra high ceiling was nice though.
 
One of the things I notice about Mulberry homes is that the water heater is located very close to the kitchen and the master bathroom.  The water heater is located in the garage right next to the kitchen and master bathroom is right above it.  That means you will get hot water a lot faster than those home with water heater in the garage at front of the house and kitchen/master bathroom at rear of the house.  This might save you water in the long run and you might not need one of those recirculation pump people talk about it herehttp://www.talkirvine.com/index.php/topic,3919.0.htmlif majority of your hot water usage is in the kitchen and master bathroom.
 
Just got back from the sales office. Finally met someone with a brain and her name is Elaine (see how I did that?). She's super knowledgeable and very helpful. IP isn't building many plan 1's anymore because they're making much more off the 2's and 3's...go figure. People that signed up on opening day back in April are still waiting for a plan 1. We got approved in late May and were offered a plan 2 today. That Irvine Company really knows how to do it. Now the horrifying idea of waiting to lock in an interest rate for 6 months looms over our heads. What to do?

It's overpriced and needs work, but has the biggest lot in the tract. Advice? Tips? Suggestions?
