I just bot a house and had a termite inspection done b/f escrow closed. there were no termites but just 2 dry rot spots in the roof. 1. do i need to fix the dry rots? do they spread? 2. can someone recommend someone to fix the dry rots. the estimates i got in the report was almost $1k for fixing 2 spots in the roof. Seems a bit excessive but I dont know what the market price is. not sure if it's one of those exaggerated prices i have seen in the process. home owner insurance doesnt cover this right?
