Do we have a groundwater leak?

n a corner of our home we are getting brown stains on the carpet and curtains.

I do not believe it is a plumbing issue since our pipes were removed from the slab to the attic two years ago.

The carpet does seem to have a dried out feel but we do not feel any dampness.

Will a flood damage company diagnose a problem like this or do they only do repairs? What type of company would be best to call?

Could this be a leak in the sewage line? I am almost certain sewage lines to not run past that area.

It is possible the curtain stain and carpet stain are unrelated.

You could pull the carpet up to see if it's wet underneath or if there is any damage to the sub-flooring.  A good home inspector might be able to help you out.

Also check outside of that corner for water in the exterior areas.

And I assume you don't have pets.

Once you go 3-car garage... your junk can never go back.

could be something to do with your hvac as well...  If condensation isn't draining properly you could end up with wet floors.  Then mold or mushrooms will grow in your carpet.  Pretty gross stuff...
