Room Addition

What is the average cost of room addition per square feet, including pulling permit and plan submission to HOA?

I am contemplating on extend my great room and kitchen area. This option was not available for our new home when we moved in. I assume it would be better to do with a license contractor like most things rather than go through the builder when they would charge an arm and leg.

It is hard to say the exact cost as there are many factors.  We did an addition on a raised foundation house and it cost about $200 per sq ft and it was only adding about 150 sq ft total.  If we were adding a lot more, it would have been less.  Also, we are in Mille Fluers Plan 3 and we have gotten quotes to make the front patio area part of the house to bring the casita, front door, and garage entrance together and that would cost $10K. 

Post tension slabs and foundation makes a big difference.
