Put a guard at the gate.  Anyone can get into a keypad gated community by following in the car in front of them.  If no one is there when you arrive usually takes 5 min max to wait and get in.  This type of gate is meaningless.
 
Sorry to burst your bubble but Lake Forest is NOT Irvine. And calling it the New Irvine is kind of a "stretch". Santa Ana is right next to Irvine but nobody calls that the "up and coming Irvine" lol

If it was so great the community wouldn't have to offer their houses priced lower per sq foot than Irvine and no mello roos.

Your houses might be nice, but LF isn't the new Irvine.

I am glad you mentioned it, the phrase "new Irvine" comes from our buyers", over 50% of our buyers come from Irvine and Tustin. Lake Forest is just as nice as Irvine and it doesn't have the mello roos. In fact, many buy in Lake Forest and drive to Irvine to shop and eat because it's so close.

Many Irvine residents move to Lake Forest because we don't have mello roos and it's not as crowded as Irvine. Lake Forest is very quiet and peaceful.  Irvine residents don't move to Santa Ana.
 
There are some of us who cashed in on our Irvine home but we do NOT believe LF (or Tustin) is the next Irvine. We moved to take money out of our house but we don't expect to get Irvine prices for our homes.

When is the last time you heard, only 10 min to Lake Forest? LOL!
 
Some people are sure piling on to Mike from Lexington at Parkside.  Granted, this is not the place to be advertising products so overtly (especially a Lake Forest product in a section labeled "Irvine Real Estate"), but I think he meant no harm.

I'm actually impressed by Mike's willingness (so far) to stay positive in the face of this negativity.  Kudos to you, Mike.  Sorry the internet shit on you while you were trying to go the extra mile for your sales job.  Maybe you'll have better luck in the "O.C. Real Estate" section.  Or maybe try being less overt about selling a product and instead focus on providing us with objective unbiased information.

Everybody LOVES to call their city the "New Irvine". I have a certain relative that says Rancho Cucamanga and certain parts of high end Fontana are the "new Irvine" - apparently the same designers of the city of Irvine designed Rancho Cucamanga  ::) ::) ::)
I guess if everyone is wanting to be like you we should all be proud and happy to be living in the OG Irvine. It's like the designer brand vs the replica - designer will always hold it's value over the cheaper "wanna-be"
 
Buyers have many choices today and they are free to express their views. I just want to let people know that we have a new gated community just 10 min away from Irvine Spectrum. It's new, it's built Toll Brothers and it's got 3rd floor roof top decks.

The phrase "New Irvine" comes from our buyers, many of our buyers are from Irvine. They want to live in a convenient place with no mello-roos, so in the end, they buy in Lake Forest. Irvine is a great place, but it doesn't hurt to have another "New Irvine".
