The largest homes at Eastwood will be built by the New Home Company.  Borders Hicks Canyon trail and buffered from Portola pkwy and Jeffrey by other developments, these 3000+sqft homes will command a good price.  Lots will be TIC small, except for a few choice pickings.  At least we get CDS, and the homes at the end of the CDS bordering the trail will be the top picks.  So where do I sign up?
 
I read somewhere that one of the biggest lot goes up to 12,000 sf.

Ok PS9, let's move to EW!


 
I'll pass on the 12,000 sq ft lot, too much maintenance and probably a weird trapezoid inefficient shaped lot.  I'll be happy with 6000 sq ft and of course the one with the most underwear freedom :)

3 different families looking down into your backyard.  Oh joy.

i'm thinking more like 20.

i have a 10 year old >3000sqft home in irvine without a big backyard, separate living, nor formal dining.
 
In 2006, Irvine was still building homes with separate living/dining... but maybe not the backyard.

Portola Springs and Woodbury (pre 2010 New Home Collection) come to mind.

That's after you first spend $200k+ to do the landscape.

same as everything else in TIC new developments.
just slightly larger rooms than the 2500 sq ft version or the 3000 sq ft version.

Functional but nothing spectacular.  Maybe I'm just jaded after seeing all these blinged-out TB homes lately.

Usually I like TNHC plans, but these models seemed kind of basic considering the price point.
