why would the gate add 100K .. it is not like residents are not paying for it on a monthly basis! Also the size of the lot is a huge factor IMO anything less than 6000 is a joke at that high end SFR homes (Toscana). I guess TIC will never get my money!

I'm fairly confident that won't change TIC's pricing. Like most owners of Irvine homes... they think their houses are made of gold.
 
Interestingly all new homes (stonegate/laguna altura) are being developed by irvine pacific. I guess for 2010 collection
they kept the land and made the builders construct homes.  for few of the portola homes they
went back to the old ways where the builder would buy the land and then build. Now none of that
I guess. Land is theirs and builder is themselves. that way regulation of supply is completely
in their hands.

Well, when they say "starting in the low 600's", by the time you start adding hardscaping, landscaping, internal upgrades, etc....add at least 100k more.

So, there are no condos up there? just single family homes?
 
From the master plan docs... the first two are detached condos... the second two are SFRs.

Single-family homes is TIC speak for detached something.
