What other plots of land in Irvine is expected to start new home construction?

For GP, south of BP is probably next?
For tic, inner OH is probably next?
Then who knows when the rest of GP and OH 3, 4 and PS 4, 5.
Where's the insider...

This topic comes up pretty often. Here is a link to a past thread:http://www.talkirvine.com/index.php/topic,11059.msg212853.html#msg212853

Not much surprises left:

1) Great Park and later phases
2) Portola Springs and later phases
3) Eastwood (old area 5B)
4) Orchard Hills and later phases
5) Irvine Business Core (IBC)
6) Development around Los Olvos shopping center and the soon to be closed Verizon Theater. If I recall correctly this area is slated for hundreds of rental apartments.

TIC has already been positioning themselves for the day when Irvine has no land left for development. They are purchasing large commercial buildings in NYC and Chicago and developing apartment complexes outside Irvine. Future residential development will be outside Irvine as well --- Santiago Hills II and maybe Mountain Park (http://www.ocregister.com/articles/irvine-524933-park-convention.html).

I think most desirable of the remaining land is OH.  I can't imagine in 5-10 years once all these sites are built out and there are no more opportunities for new construction in the city.

Will be interesting to see if resale prices really skyrocket then.

I'm curious what TIC will do with that huge plot of land along Sand Canyon at Oak Canyon/Laguna Canyon (next to La Quinta Inn / old town Irivne). That large property would be ideal for a retail shopping center given its proximity to the freeway but it is too close to the Spectrum. Maybe they are reserving it for some large future company HQ.

The other large empty property (former RV world) along  Sand Canyon and I5 is designated for biomedical.

Is there more around the Hidden Canyon area, closer to LB? Or is that considered IBC?

Most of the area around HC is designated for wildlife preserve. The only free areas are toward Los Olivis / Verizon theater.

Sounds like 2016 is the year for Eastwood Village.

What about 2017, 2018, 2019, and 2020.  What plots of land in Irvine are expected to have new home construction?

Please post cross streets or maps.
You need to PM LandofSpecialAccess for this information.

Does anyone know if any specific plans are in the works for the plot of land where the 405 meets the 133? I know there's a large white circus tent temporarily occupying the space. The Irvine Company master plan says that it's in the "Commercial Areas and Offices" category of land planning, but that information has been public for ages without any apparent progress. The plot of land is enormous... pretty much big enough to build an entire replica of The Irvine Spectrum WITH parking. I'll attach an aerial screengrab that shows that the empty plot of land is pretty comparable in size with the mall.

The future phase of Orchard Hills (that I marked in red) is probably going to be a hot selling item. Drove by it several times and that piece of land is on a farm hill and it's probably going to have a pretty good view overlooking eastwood village (where it's still flat).  This is assuming they build it like Baker Ranch and it has backyard units facing south.  I'll gladly plunk down more money for the views.

By the time TIC builds that phase you better have several suitcases of gold. I'm betting those view homes will be more expensive than current Hidden Canyon prices.
