Builder warranty

Hey buyers, just curious as to what new homebuilders warranties are the best and how long they are.  For example, my neighbor said that they bought a Tri Pointe home and three years later the builder is still fixing things that is considered out of warranty, for free on their dime. I have other neighbors who purchased Taylor Morrison homes and they said their warranty isn't that great and they really don't go out of their way to please the buyers.

We are still in year one of our warranty with TayMo.  So far, they have been great with warranty requests.  In fact, there was one occasion where we suspected that the countertop vendor may have damaged our bathroom mirror frame and TayMo sent out another vendor to fix the mirror frame.  We had no proof and TayMo did not give us a hard time.

All builders all liable for patent (obvious) defects for 4 years...latent (hidden or non-obvious) defects for 10 years.  There is a requirement to allow builders to remedy the problems before suing...so the "warranty" is just the builders making a PR spin on their legal obligations.

Where is this stated?

Tay Mo was ok at first but now they are trying to not fix things saying its owner damaged scratches and not defects.

California Civil Code and Code of Civil Procedures.  Just google latent/patent defects and builders.
