Feedback on these new communities Please

Has anyone on this forum bought or purchased home in anyone of these new constructions? If so, we would appreciate if we could get some insight. We are moving from texas this year, have two kids ( 5 and 2 yrs), no pets.

NO three story homes.
Budget: 630-640K

If you know any of these which floor plan you think is the best? And have good use of space and style.

Jade court ( Residence#3)
Agave ( Plan 3 and 4)
Luna ( Plan 3 and 4x) 4x is expensive though :(
Orchard hills?
Zinnia
Rest all new constructions are way above our price point :)
 
New consrruction is nice, but with all the costs it adds up. (Landscaping, over priced upgrades)

You should focus on resale homes and if you like what you see - BID LOW.

 
These are all pretty nice with exception of Zinnia.

Here is how I would rate them

Luna: plan 3 u mentioned below is by far the best and reasonably priced, compared to others. It was in 630k range.
Agave: These are attached, we didn't like their style, specially front Patios.
orchard Hills. It is too expensive, you will get two bed room at low 600.
Jade court: it's very close to freeway to its disadvantage.
Floodplans are identical to Luna, as it's by same builder, and it's pricier as well, same plan at Jade court would cost u 655K.

Jade is closer to shopping etc, but POrtola springs is not very far either.
 
I would also vote for Jade Court or Luna, really like the plan 3's floor plan.  California Pacific home is very good at designing small sq.ft. home with very efficient use of space and excellent functionality.

Between Luna and Jade Court, than it is more about the neighborhood and location.  Jade Court is more conveniently located, the new elementary school and the park is just right next door, but very close to 5 freeway.  Luna at Portola Spring is just a little further away from most of things but if a little extra 5 min drive doesn't bother you, the lower price of Luna is well worth it.

Hmm, which plan you think is smaller at Luna? If you check their website for Plan-3 both show 1600 SQFT?

Luna Plan 1 is 1,513 sq ft and looks like the same floor plan as Jade Court Plan 2 which is 1,598.

Luna Plan 2 is 1,460 square foot and is the same as Jade Court Plan 1 but that one is 1,559.

Thought they were typos but saw both of them in person for myself and there's a foot or two here are there on certain walls that make them smaller.

Look at Portola Springs Sage II as well.  PS elementary is due to be a top school soon since they get to cherry pick new teachers for their school.  Same goes for the high school they will matriculate to.  Just watch closely KB new homes.  Ask detailed questions.  Notice what they say will be in the homes compared to what they do in the models.  Don't assume but looks to be a nice neighborhood.
