I wanted to give everyone the heads up (especially IHO since it's a 3CWG home) that I'll be listing a 2,700sf Gallery Collection @ Sorrento home in Cypress located near Oxford Academy tomorrow. It's a very nice neighborhood.  The houses were built in the mid-to-late 90s and are close to Oxford Academy. 
 
And the multiple living spaces... I love these type of homes.

Another pro... you can't touch the back wall by sticking your arm out of one of the back windows. :)

Yup, plus the home has a downstairs bedroom and full bath too.  The lot is just under 5,000sf so there's definitely some room to roam in the backyard. 
 
You are on a roll with this one.  The seller must be very happy to pick you as his agent.

BTW, isn't Cypress close to that Hawaiian Garden casino?  You may want to continue your winning streak over there. :)

I was thinking of dropping by after the open houses to try my luck at the no-limit tables.  haha
 
You should consider homes near Troy High School in Fullerton. Anything near there sells instantly at a ridiculous price. A home listed on Ladera Vista Dr. across the street a few months ago was 1200 sf (measurements show that) and $560K, and it got 5 offers within a few days. It was a rental property for years and everything was antique (popcorn ceilings, roll-up windows, etc.) A friend of mine was considering buying it, but we persuaded him not to. He decided not to after the bidding war became ridiculous. FCBs LOVE Troy!
