More yards with these, the ones along Zephyr should be nice, hopefully private entrance to Orchard Hills school, avoid the terrible traffic in the morning.  Dibs on lot 74!
 
Anyone got a sales sheet from here?  The other thread mentioned $1.6 and up, want to see some firm pricing.  Phase 1 sold out?  MR/HOA?

Plan 2) $1,624,595
Plan 3) $1,628,460
Plan 4) $1,686,865 (base sf is over 4000)

I was quoted 1.5 for tax/mello roos and $279 only for the HOA.

Finally visited these, didn't care much for any of the floorplans, wanted to get ideas for kitchen reno's.  No views I believe from any of these lots, if anything these are lower than the surrounding developments.  Sales staff keeps saying she recognizes me??? Hmmmm.. first visit I don't have an agent with me, why are you worried?  I don't plan to buy here anyways.  I stated I been to Capella.  She said that's Taylor Morrison.  That got me confused.... because Saviero is also Taylor Morrison....

The house NOT modeled is the most popular floor plan? Seems odd to me. I don't think I could buy an unmodeled home. There have been plenty of times when a floor plan looks great on paper but when actually seen in action, it's less or not at all impressive.
 
Went and visited these for the first time today. Plan 2 (first modeled home containing the sales office) was great! Floorplan works, and the interior design was incredibly well done. One of my favorite non-TNHC homes.
 
My favorite is the plan 2 because you don't see the family room or the kitchen as soon as you come in the front door.. I don't think the plan 1 is the most wanted? I've never heard that from the sales people.
 
The nice end lots with the longer driveways or larger side yards have a lot premium of $100,000.  Most lots, or should I say almost all of the lots has a $30,000 lot premium.  Even the Capella, the one we were looking at was $100,000 for a $1.4mil house.  I decided to go upmarket because at this rate the price is not that big of a difference. 

I personally liked Plan 3, but wife is not going for it.
 
Oh...just sharing some info..and kinda of surprising they would increase the price when they haven't sold the lot yet  :-X

When the sales people say that's the price today it might go up soon and it went up. ;)

 
There's something not right about the plan 3.. can't put my finger on it..

the 'doghouse' bedroom 5?  Dead space around the stairs 1st and 2nd floor?  bedroom 2 too close to master?  no deck option off master over CA room?

i would go without the back kitchen, since it would eat into the entrance effect and I really don't see why you would need two kitchens.  And I would go with the sitting room option in lieu of tandem parking and crafts room.  sucks i'll lose the fireplace if i go that route.

C'mon Saviero, waiting on the sideline till you hit $399/sq ft.
