5 Rising Sun closed at $1.299M
Most, if not all of the Mille Fleur sales that occurred in March were under the $1.1M mark.

and it sold quickly too.  we didnt even get a chance to see it as it went into pending in 20 days.  i think the interior location, nice upgrades, and decent lot size made it more expensive than the rest of the mille fleur sales.

There are some pretty large price fluctuations in the market.

I'm thinking 59 Sanctuary wasn't sold to an owner-occupant. Looks like it was foreclosed on March 2nd, the group that bought is probably going to flip it real soon.
Once you go 3-car garage... your junk can never go back.

I found it's background rather interesting.
Purchased on March 29, 2006 for $1,248,500
Sold six years later on March 29, 2012 for $950K.

59 Sanctuary was a dump.  No upgrades what-so-ever inside and extensive pack-ratism going on.  the house was full of junk that the previous occupants left behind.  backyard had a nice koi pond but needed serious cleaning and rework.  basically, would cost about $100-$150K to make it similar to the other nicer mille fleur plan 2's that were selling.  we put in an offer of $900K and got turned away...

I do not know that a listing can be "deleted" in the manner that I think you are suggesting.  Can you give an example?
If it were possible, I would think that it would have to be done through the listing agent's realtor board, which authorizes and enforces the rules on each local MLS.

Example: Gary Fallis in NP is selling 106 Spring Valley. The property was on the market a while and he went back and took out the original list price and all the subsequent drops out of MLS as listed on Redfin. Now he relists the property as a "new" listing minus the data from the previous listings. Is it really gone or just on Redfin?

I also notices he does this even with his closed sales as well. Is this to protect his future selling clients from showing buyers how much of a discount was required to give before selling a property or in case it falls out of escrow?

To answer your question, yes, there are ways to restrict the "pulling" of this information from other sources.

Why? I can only speculate, but in my dealings with Gary, he's always done his best for his clients in an ethical manner, in my humble opinion.

It was on the market at least from 2010 or 2009.
As previous post, this home was dumped by the previous owner. He might have lived there ? years for free.

I found it's background rather interesting.
Purchased on March 29, 2006 for $1,248,500
